Room to be yourselves
The magic of Warren House is choice. With this many beautiful spaces, indoors and out, your group can spread out or come together exactly as the mood takes you. The whole party in full swing in the bar, a quiet tête-à-tête on the balcony, the kids let loose in the garden, the grown-ups putting the world to rights in the kitchen. Everyone finds their spot.

The Living Room
Gather the group for pre-dinner drinks beneath the beautiful statement chandelier, with the vaulted glass apex framing the garden beyond. The natural heart of the house for that first glass of fizz before the night begins.

The Balcony
Slip away for a proper catch-up with a friend on the glass-balustraded balcony, looking out across the garden. The quiet, golden-hour corner of the house: perfect for two, while the party hums on below.

The Patio
Pull up a chair at the big patio dining table, drink in hand, and let the afternoon drift. Close enough to chat to whoever's in the hot tub, with the garden right there for the children to play.

The Garden
Acres of enclosed, private lawn to run around on. Have a kickabout with your mates, a game of swing ball, or just sprawl out in the sun. Fully fenced and gated, so little ones (and dogs) are safe to roam.

The Kitchen
The kitchen isn't just for cooking. Sink into the beautiful green sofas in the seating area for a proper natter while someone makes the drinks, the island fills with nibbles, and the garden view keeps an eye on the kids.

The Bar
The party space, in its own separate building. Kids playing mini pool with an aunt or uncle, the lads with the football on the big screen and a beer in hand, the music up and the lights set to the mood. Be as loud as you like: it won't disturb the house.

The Hot Tub
Pour the prosecco and pile into the hot tub with the girls. Tucked into the garden yet close enough to chat to everyone on the patio, it's the spot the whole trip seems to gravitate to, and magical after dark.

The Dining Table
The showpiece dining table seats up to fourteen, yet keeps everyone close enough to chat across it. Birthdays, anniversaries and big group dinners happen here: beautifully dressed, glasses charged, everyone together.

The Garden Room

The Dining Table
A stunningly beautiful table in warm wood with hand-carved bobbin legs, seating 12 comfortably and up to 14. The width is just right: intimate enough to chat easily with the person opposite, never so wide you feel apart.
The Kitchen
Prepare the meal while friends chat on the green kitchen sofas and you keep an eye on the kids in the garden. Then serve it all at the perfect temperature.

The Barbecue
A big gas barbecue, kept beautifully clean and a real pleasure to cook on, getting up to the perfect temperature every time. Conveniently close to the kitchen, with tongs and cooking kit provided, and serving plates ready to carry it all to the table.

The Patio Table
A stunning setting right in front of the house. The patio table seats everyone beautifully, with a lovely two-seater bench at either end. Sit out as the sun goes down, watch the children play, chat to whoever's in the hot tub. And as the garden and house lights come on, it turns magical.
Let someone else cook
Prefer to be waited on? A private chef is available and highly recommended: they'll take care of everything, from buying the food to preparing and serving a memorable meal, so you can simply sit back and enjoy your table.

Every bedroom at Warren House has been finished to a genuine hotel standard, and then some. Six individually styled rooms, each with its own character, dressed in high-thread-count cotton and beautiful furniture, with thoughtful touches you only notice because someone cared enough to think of them. Four marble bathrooms complete the picture. This is luxury you can feel the moment you put your bag down.

Full-length blackout curtains and voiles across the whole window. Sleep in as long as you like.
Light switches and plugs with USB charging on both sides of the bed, and at the dressing table.
Luxury high-thread-count cotton sheets and pillows, with gorgeous cushions.
Super high-end pieces in quality wood: a hotel-style console dressing table in every room.
Wardrobe with a full-length mirror inside the door, and a console dressing table.
A decent-size TV in each bedroom for a quiet night in.
A latch lock inside each door for privacy, plus a key to lock it from outside if you wish.

The Bathrooms
Four bathrooms finished in the very finest marble: from light, airy Calacatta to dramatic dark stone. Mitred edges, beautiful brassware, powerful showers and toiletries provided. Two are en suite, described on the Master Suite and Leaf Room pages.

The bedrooms and bathrooms were designed by Sarah Ashcroft of Honey & Oak Interiors, and the transformation is remarkable. See each room before and after, with Sarah explaining the thinking behind it.
Soak, relax & play
Anyone who likes a dip will love the hot tub, and the gardens around it give the whole property a glorious sense of space. Soak with a prosecco, kick a ball about on the lawn, wander the cypress-lined drive, or simply laze on the patio. This is where the group ends up.

The Hot Tub
Whatever the mood, the hot tub delivers. And it's always at the perfect warm temperature, kept clean by automatic chlorination, with no controls to fiddle with.

Its Setting
The hot tub sits beautifully on its own, elegantly to the left of the house. Its dark marble-effect enamel blends into the woodland, with the pump and drains kept out of sight for clean, uninterrupted lines.

Beautiful Planting
The grounds have been planted with real care, so there's always something in bloom.

The Arrival
Beautiful tall cypresses add a real touch of style. As the gates swing open automatically, the line of cypresses reveals itself: a proper wow moment for you and your guests, every time you arrive.

The Lawn
A huge, private lawn gives the whole property a real sense of space: lovely to look out across from the house, and big enough for proper games.

The Patio
The beautiful round-edged patio table is made for whiling away an afternoon, in small groups or all together, with a fantastic parasol for anyone who'd rather be in the shade.

Rainy afternoon or rowdy evening, there's always something to play at Warren House. Rack up the mini pool table, settle a FIFA grudge on the PS5, gather round for board games or charades, or take it outside for swing ball on the lawn. Something for every age and every mood.

The Games Room
A fun miniature mini pool table with a lovely red top: not full-size and definitely not professional, but a brilliant laugh all the same. Great for the kids, not-too-serious with friends, and it folds away when you're done.

On the big screen
An up-to-date PlayStation 5 with two controllers (one standard, one premium), preloaded with FIFA 26, Call of Duty and PGA Tour. On the big screen with stereo sound it's a proper gaming session, and good ping and bandwidth mean worry-free online play.

Round the table
Pull up the sofas in the living room for backgammon, a nervy game of Jenga, or charades: guessing which family member is miming what. The classic way to pull everyone together of an evening.

Out on the lawn
When the sun's out, take it outside. Swing ball on the lawn is a guaranteed bit of competitive fun: first to win bragging rights for the weekend.

At the bar
The bar is made for it. Line the shot glasses up along the beautiful marble bar top and let the night unfold. You decide how severe the forfeit is.

The bar has a 55″ TV with stereo surround sound, brilliant for watching the football with the lads. And it means the kids can watch what they like back in the house, in peace and quiet.

Or in the kitchen
Pop something on the kitchen TV while you prepare the meal: great for sports or a live event for everyone at the table, or for sharing photos with guests during a celebration dinner.

Or in your room
Every bedroom has its own Smart TV, so you can slip away, recline and enjoy the privacy of your own room whenever you fancy.

There's something about Warren House after dark. As the sun sets down the garden it floods the living room and kitchen with golden light, and as dusk falls a beautifully designed lighting scheme brings the whole house and garden to life. It's the kind of place that makes you reach for your phone, and your friends.

The Sunset
A previous owner built the house so that, at the end of the day, the sun shines straight down the garden and into the living room and kitchen. Look out and your eye travels across the lawn, a meadow with grazing cows, and on to the pines of the Ainsdale Nature Reserve, with Ainsdale beach and the sea just beyond, facing Ireland and, somewhere far over the horizon, America.

The Lighting Design
The garden and house have been given real care in their lighting design: each area lit to create a warm, classic feel. The effect after dark is genuinely magical.

An Instagram Dream
The house is wonderfully photogenic at night: show it off on your socials and capture memories you'll keep forever. The sophisticated default is a warm white… but if blue, green or purple is more your mood, an LED remote with a full colour wheel lets you light the whole house however you like.
Automatic On & Off
The outside lights illuminate the place automatically as the light fades, with nothing to switch.
By the time you're up they've already turned themselves off.
Lights trigger on sensors too, for a trip to the car or a late-night wander.

Warren House sits within its own fully enclosed grounds: a private oasis for you and your guests. Fenced all the way round, reached through automatic gates, with room to park, space for children and dogs to roam, and no neighbours to worry about. From the moment the gates close behind you, it's all yours.

Enclosed & private
The entire property is fenced all the way around, so dogs and children are far less likely to wander off, and you get total privacy. It's your own world for the duration of your stay.

Arrival
Electric gates open and close automatically. Just tell arriving guests to drive up and they'll swing open. Prefer to lock things down? On request the gates can be set to PIN-code entry and exit only. Beyond them, there's easy parking for six vehicles, with room to squeeze in more.

For the children
Children love to leg it round the full perimeter of the house: hide-and-seek, tag, the lot. And because the garden isn't too big, you can always keep an eye on them from the house.

For the dogs
Dogs love roaming and sniffing around the enclosed garden. And for muddy paws after a beach walk, there's a dog shower with thermostatically controlled warm water (so they can't be scalded) and a handheld head that makes the flow easy to control.

No immediate neighbours over any fence, so noisy children and barking dogs won't disturb a soul.
Easy parking for six vehicles, with room to fit more when the whole group drives up.
Two easy tap-and-pay chargers (7.5 kW) at a reasonable cost per kWh.
